Lancia Homes refuses to complete my house purchase agreement. I was promised grass seed in a timely manner, and they refuse to finish the job. This company is a complete nightmare to deal with.

1 Star and they aren't even close to finishing. We started this entire process to build a house in a Lancia owned subdivision, Victoria ****** It is almost November and we haven't reached the drywall phase yet. But I will list every problem we have had so far:1. Incredibly long delays for stuff that you can't even blame a supply chain issue for. For example, we knew what plan we wanted March 16th, and it took 2 months to get a blue print.2. After the blueprint was accepted, it was more than two more months to break ground. A little shy of 5 months to get here.3. Even after they broke the ground in late July, they set the footers in and then waited a couple weeks to get to the basement walls. Since then it hasn't been weeks between work, but it has been slow.4. And this is a personal issue. We likely have the most expensive house here and yet seem to be getting the worst quality for the price. For example the sump pump and the basement flooding issues.5. The flooding issues. The sump pump motor broke. Ok, cool, fix it and the water will dry up.5b. Oh but the hose that was attached to said sump pump motor had holes in it.5c. So the basement would have dried out, but it can't because the holes in the hose are spreading water in the basement. I told the project manager this and he said he would replace the hose. That didn't happen. I called the realtor and he called and talked about it and the response changed to "we'll have the subcontractors put in the pipes tonight for the drainage.5d. It was too late, a good amount of water has already been absorbed by the framing in the basement. It's nice and discolored (maybe mold). It will remind me of this disaster of a building company for many years.6. This one is kinda on me, but kinda not. We wanted an open concept and an open basement. So no wall and no door. I figured the wall was there for support and we ultimately tore it down. But even so, during the phase on which didn't want a door, they were still going to put in a door frame. I still do not know why.7. That mistake above for not catching it until (just to) the framed portion cost me over a grand. But then when I point out that they are installing the wrong fireplace I hear nothing but all of the sudden it was changed. 7b. Incidentally, since they were trying to install a gas fire place despite the blue print literally saying "Wood Burning Fireplace", they have left the base of it just kinda floating above the porch. It truly looks ridiculous, but I don't want to spend say 5K more just for them to add a base. So I will find a contractor afterward to actually make it look nice.8. We are finally to the phase where the utilities are completed. But unlike the other houses that came after mine that has been secured, they refuse to do the same for this house. I mean it is their insurance that would pay for something if it gets messed up, but at the same time, if it is not caught or covered up, I'll have to deal with it later.8b. We've actually witnessed this time and time again, other houses would be covered and protected immediately after the framing was up. The floor plans are not that much different than ours, but from the physical aspect are being done a lot better than ours. I just expect equal or around there.9. And since we've finally got to this point, it appears that all of the sudden they are not responding to me or my realtor on this problems that we have now... Like a floor plug randomly put in the floor by the railing...10. And this one is the biggest issue of them all. The benefits for the move here end in mid February. Their constant dragging of their feet has truly put this in jeopardy. And while I realize that this will likely be the nail in the coffin to ensure it's not done in time, I am hoping that this will deter a little business from someone on the edge if they follow a similar scenario.I will give a few pros though. While the pricing is high, I do feel like for the most part it is fair. You probably won't find a house with what this house for any cheaper.

    Lancia Homes, Inc. Response

    11/02/2021

Mr. ****, I am more than happy to talk with over the phone or even meet with you in person. We want all of our customers to have a great experience and by you having some concerns we want to make sure we are being responsive and addressing all of your concerns. Their is no question that the supply world is very challenge today and dead lines that we are promised by suppliers and manufactures get pushed all the time with no notification to us until the product is to be delivered. Going forward I think we need to have better communication with you when things change on the schedule. I am happy to meet with you. Have a good day, Jamie Lancia
